Down payments can be as low as 3%. 3.5% is required for FHA. Most conventional loans are looking for 5%. And if you are a veteran, you can buy a home for $0 down!

Yes! There are a variety for down payment assistance programs available that can reduce your downpayment quite a bit.

Closing costs cover things like escrow, title insurance and lender fees and typically add 2-3% to the cost of buying a home. Sometimes we can include a seller concession in the offer that can cover these costs. Sellers can’t contribute to your down payment however.

Once you’re under contract, the typical escrow period lasts about 30 days. During that time you do your inspections, work through the loan process, obtain an appraisal and receive the HOA transfer paperwork. Things can go a lot faster if you pay in cash!

Compensation is negotiated at the beginning of the process. When selling, the fee comes out of the sales proceeds. When buying, the fee is an additional closing cost. We can often ask the Seller to cover the fee at close of escrow as part of the purchase contract.
